How do we know if walls need full re-plastering or just skimming?
Tap the wall and listen for a hollow sound — hollow areas indicate blown plaster that must be removed and re-done rather than skimmed over. Using modern gypsum plaster alongside original lime plaster is not appropriate in most cases: the two materials behave differently, and gypsum introduced into a lime-plastered building can cause cracking and damp problems at the interface. We advise on the correct specification during the survey.
Is the original lath-and-plaster ceiling worth keeping, or should we remove and re-board?
Original lath-and-plaster in sound condition is worth retaining — it has good acoustic properties and, in a period property, removing it changes the character of the room. If the ceiling has widespread blow, broken laths or previous water damage that has compromised more than a third of its area, removal and re-boarding is usually more practical. We assess the specific ceiling during the survey and give a clear recommendation rather than a default answer.
