How to Choose the Right External Render for Your Home

Choosing the wrong render system is expensive to fix. These are the four questions to answer before committing to any system — and the most common mistakes that lead to early failure.

The right render system is determined by the wall it is going on and the context the property sits in — not by which finish looks best on a brochure. Getting the specification wrong, applying a system unsuited to the substrate, or ignoring a planning constraint are how render fails early or causes problems that are expensive to fix. Work through these four questions before choosing anything.

Question 1: What is the wall construction?

Wall construction determines which systems are viable. The key distinction is between solid-wall construction (pre-1920s Victorian and Edwardian properties) and cavity-wall construction (most properties built from the 1920s onward). For solid-wall properties where energy efficiency is a priority, external wall insulation (EWI) is the only viable way to insulate the walls externally — cavity fill is not an option. For cavity-wall properties, surface rendering or EWI are both options depending on whether insulation is also required.

The material of the substrate also matters. Dense smooth engineering brick is a poor key for render — it may need mechanical adhesion or specialist preparation. Sandstone and limestone masonry may have alkaline or soluble salt content that interacts with certain primer systems. Existing render that is sound can be overcoated with a compatible system; render that is failing needs to be stripped before anything new goes on. These are the things a proper pre-work survey establishes.

Question 2: What is the condition of the existing substrate?

The condition of the existing surface determines how much preparatory work is needed before any render system can be applied. The main things to assess:

  • Is the existing render sound? Tap the wall systematically — a hollow sound indicates the render has debonded from the substrate. Blown sections must be removed; applying new render over them results in early failure.
  • Is there active damp? Rendering over a wall with active damp problems traps moisture. The source of damp — penetrating damp through failed pointing, rising damp, condensation — needs to be identified and addressed before the wall is rendered.
  • Are there salts in the substrate? Soluble salts in masonry (common in older solid-wall properties, particularly after damp) can migrate through new render and cause crystallisation, disrupting adhesion. Specialist salt-resistant primers and render systems may be needed.
  • Are there movement cracks? Hairline shrinkage cracks can be addressed with the render system. Structural movement cracks — with width, differential movement or associated pattern damage — need investigation before being covered.

Question 3: Are there planning or conservation constraints?

For most residential properties outside conservation areas, changing an external render finish is permitted development and does not require planning consent. The main exceptions:

  • Conservation areas. Many local authorities require prior approval before altering the external appearance of a building in a conservation area. System type, colour and texture may all be restricted. Check with your local planning authority before specifying a system.
  • Listed buildings. If your property is listed, any material change to its external appearance will almost certainly require Listed Building Consent. This is separate from planning permission.
  • Article 4 Directions. Some local authorities have removed permitted development rights in specific areas using Article 4 Directions, meaning work that would normally be permitted development requires formal consent.

Where conservation constraints exist, monocouche in a natural mineral tone is often the most straightforwardly acceptable choice. Heritage silicone colours may also be accepted in some conservation areas.

Question 4: What aesthetic outcome do you want?

Once the first three questions have established what is viable, aesthetic preference can inform the final choice. The main aesthetic variables:

  • Texture. Silicone render is typically a fine pebble texture or smooth (K1, K1.5, K2 in most product ranges). Monocouche is a scraped texture that has a more natural aggregate character. Both are available in a range of grain sizes.
  • Colour. Silicone render offers the widest colour range — several hundred shades from most major manufacturers. Monocouche has a more limited but often more considered palette of natural and heritage tones.
  • Character. Silicone reads as a contemporary exterior finish. Monocouche reads as more traditional. This matters for how the property sits within its street and local character.

Matching system to property type

  • Victorian / Edwardian terraces and semis (pre-1920). Solid brick construction. EWI is an option if thermal improvement is needed. Monocouche suits the period character well; silicone in appropriate heritage tones is also suitable. Check conservation area status.
  • Interwar semis and bungalows (1920–1945). Often cavity-wall construction. Silicone render is an excellent choice and suits the style of these properties well. Pebbledash removal and replacement is common.
  • Post-war estates and council-built housing (1945–1980). Often solid or early-cavity construction, many with existing pebbledash or roughcast. Silicone render or EWI are appropriate. EWI is worth considering for properties with solid walls and higher heating costs.
  • Modern properties (1980–present). Cavity construction, typically already rendered or clad. Re-rendering in silicone, or a protective silicone coating over sound existing render, is usually the appropriate approach.
  • Rural and stone-built properties. Consider monocouche first — its natural character sits better in rural contexts. Where planning constraints apply, monocouche in a local stone tone is usually the most sympathetic choice.

Questions to ask before choosing a renderer

Once you have decided on a system, these are the questions to ask any contractor before agreeing to the work:

  • What manufacturer system are you specifying, and are you an approved installer?
  • What preparatory work is included — specifically, what will be done to the substrate before any render is applied?
  • Is the scaffolding included in the price?
  • What warranty does the job come with — workmanship only, or a manufacturer-backed system warranty? What are the conditions?
  • Is the price fixed, or are there provisional sums that might increase once work starts?
  • Are you VAT registered? (VAT-registered contractors must provide a VAT number on any invoice over £250.)

A competent renderer who is confident in their work will answer all of these clearly and in writing. If a contractor is reluctant to provide itemised quotations or resists putting warranty details in writing, that reluctance is informative.

Can I render any type of external wall?

Most masonry substrates can be rendered with the right system and preparation. Dense smooth bricks, engineering bricks and certain stone types may need specialist preparation or mechanical key. Timber-frame buildings can be rendered using specialist carrier boards. The substrate assessment during a site survey establishes what is needed for your specific wall.

What is the difference between through-colour and painted render?

Through-colour render (silicone, monocouche) has colour mixed into the material — there is no separate paint coat, and if the surface is scratched or chipped, the colour is visible throughout the thickness of the render. Painted render is a sand-cement or polymer base coat that is painted after installation. Painted render requires periodic repainting; through-colour render does not.

Can I coat over my existing render rather than replacing it?

If the existing render is sound — fully adhered, with no blown sections, no active damp behind it and no structural cracks — a protective silicone coating can extend its life and refresh its appearance significantly. Do I need planning permission to change the colour of my render?

Outside conservation areas, changing render colour on a residential property is normally permitted development.
