The price of rendering a house in Yorkshire depends on at least five variables, and while it is possible to give rough indicative figures per square metre, the only number you can rely on is the one that follows a site survey. What follows explains what those variables are, what typical cost ranges look like across different systems, and how to read a quotation intelligently before committing to anything.
What determines the cost of rendering
Wall area is the primary driver — render is priced per square metre of treated surface. For a standard two-storey semi-detached house in Yorkshire, the external wall area to be rendered typically falls between 70m² and 100m², excluding windows, doors and any garage. That variation alone creates a significant spread in total price even before any other factor is considered.
Beyond wall area, five factors move the final price up or down:
- System choice. Silicone render, monocouche and EWI have different material and labour costs. EWI requires substantially more time and materials than surface rendering alone.

If a quotation does not specify the system products by name, it cannot be properly evaluated. What adds cost beyond the standard scope
Several items are often excluded from initial quotations and then appear as additional costs once work is under way. The most common are:
- Existing render removal. Stripping pebbledash or sand-cement render adds significant labour and skip costs — typically £8–15 per m² in addition to the new system price.
- Masonry repairs. If cracks or loose brick/stone are found during preparation, repairs are priced separately. Reputable contractors identify these during the survey and include them in the original quote.
- Window and door reveals. Rendering the sides of window and door openings is sometimes excluded from headline m² prices. Confirm whether these are included.
- Decorative features. Quoins, banding and decorative detailing are usually priced separately from plain wall areas.
Why the cheapest quote usually costs more
Render is a skilled trade applied to a substrate that will be exposed to weather for the next 20-30 years. The main ways a rendering job can fail — adhesion failure causing sections to blow away from the wall, cracking due to inadequate base coat application, colour inconsistency from uneven finish coat thickness — are almost never caused by the product. A contractor whose price is significantly below others in the same market is almost always cutting one or more of these stages. How to compare quotations properly
When comparing two or more itemised quotations, the line items to focus on are the system products specified and the scope of preparatory work. If one contractor specifies a named manufacturer's approved primer and base coat, and another quotes “suitable primer,” those are not the same specification. If one contractor includes window reveals and one excludes them, the total project cost — not the per-m² headline — is the relevant comparison.
Manufacturer-approved installer status also matters for warranty. A warranty backed by the manufacturer is only available when the contractor is approved by that manufacturer and installs the complete system — not just the finish coat — to the manufacturer's specification. Ask whether any quoted warranty is a workmanship warranty (backed only by the contractor) or a manufacturer-backed system warranty, and what the conditions are.
