Malton is a market town in the Ryedale valley, with a housing stock that reflects its agricultural and trading history — stone-built and brick-built properties in the town centre and the historic streets running down to the River Derwent, Victorian and Edwardian terraces on the residential streets, and newer housing on the edge of town. Norton-on-Derwent, immediately across the river, adds further Victorian and interwar stock to the effective local market. Many of these properties have older render or coatings in need of replacement.
Malton sits on the edge of the North York Moors, and the town's position in the Derwent valley means it is exposed to rainfall from multiple directions depending on the season. External finishes that are no longer providing adequate waterproofing allow persistent moisture to reach the underlying wall construction — accelerating deterioration in older brick and stone properties and potentially causing internal damp. A modern breathable render system, correctly specified, significantly extends the period between external maintenance interventions.
