How Long Does External Wall Insulation Last?

How long EWI systems last in practice, what the manufacturer warranty covers, and what maintenance keeps a system performing well over its full life.

External wall insulation is a long-term investment, and understanding how long the different components of the system last — and what affects their longevity — is part of making an informed decision. An EWI system has two main elements with different lifespans: the insulation boards, which are designed to be extremely long-lasting, and the render finish on the outside, which has a life more comparable to a standalone render system. This guide explains both, and what you can do to get the most from either.

System warranty versus actual lifespan

The headline warranty figure for a premium EWI system — installed by an approved contractor using a complete manufacturer-specified product sequence — is typically up to 25 years on the render finish. This covers the external render build-up: the basecoat, reinforcing mesh and finish coat applied over the insulation boards.

It is important to understand what this figure represents. The warranty period is the manufacturer’s guarantee that the specified system will perform to specification for that period when correctly installed and maintained. It is not the expected or maximum lifespan. Well-installed render systems routinely perform beyond their warranty period; the warranty is a minimum performance commitment, not a use-by date.

The insulation boards themselves — typically EPS or mineral wool — have a significantly longer expected service life than the render finish. EPS insulation installed in the earliest EWI projects in the UK in the 1970s and 1980s has been found to be in good condition when inspected decades later. The board material does not degrade in the way that a surface finish does.

The insulation boards: designed for the long term

The insulation layer in an EWI system is not exposed to the elements — it is encapsulated within the render system above it and adhered to the wall behind. The primary degradation mechanisms affecting external surfaces — UV exposure, freeze-thaw cycling, moisture absorption — affect the insulation boards only indirectly, and only if the render system above them has failed.

Expanded polystyrene (EPS), the most common EWI insulation material, has excellent long-term stability. It does not rot, it is not susceptible to biological degradation, and its thermal performance is stable over time. European studies of EPS insulation from 1970s EWI installations have found thermal performance essentially unchanged after 30 or more years of service.

Mineral wool, used in higher fire-rated applications, similarly has a very long functional life when properly encapsulated. It is not susceptible to thermal degradation, and its non-combustible nature means it does not change state over time.

In practice, if an EWI system ever needs significant intervention, the work involved is almost always the render finish — not the insulation boards. The boards are only typically removed when serious water ingress behind the system has caused board detachment or damage to the original wall.

The render finish: what affects its life

The silicone render finish applied over EWI boards has broadly similar performance characteristics to the same system applied over a conventional render substrate. The same factors that affect the life of a standalone silicone render system apply:

  • Quality of installation. Render applied within manufacturer-specified weather and temperature conditions, with adequate curing time between coats, performs significantly better than render applied under pressure in marginal conditions.
  • Reinforcing mesh specification. The weight and coverage of the alkali-resistant mesh in the basecoat determines the crack resistance of the system under thermal movement. Heavier mesh and additional mesh at corners and reveals extends the effective life of the render face.
  • Exposure. South and west-facing elevations in Yorkshire are subject to more UV and driving rain than north and east faces. The render on more exposed elevations may show earlier colour fade, though modern silicone systems are significantly more UV-stable than earlier generations.
  • Maintenance. Periodic washing removes organic deposits that accelerate surface degradation. Prompt attention to any cracking at junctions — where flexible sealant eventually degrades — prevents water ingress that would otherwise shorten system life.

What determines how long an EWI system lasts

The single most important determinant of how long an EWI system lasts is the quality of the original installation — particularly the junction details at windows, doors and the base of the system. These are what prevent water from getting behind the system, which is the primary failure mechanism.

Maintenance over the system life

EWI is lower-maintenance than painted render but not maintenance-free. Simple periodic attention significantly extends system life:

  • Wash the surface periodically. An annual wash with a garden hose or low-pressure washer removes surface dirt and reduces the rate at which algae establishes on shaded or north-facing surfaces. Avoid high-pressure washing — it can damage the render texture.
  • Treat algae and moss promptly. If algae or moss begins to establish — common on north-facing elevations in Yorkshire — an exterior biocide treatment removes it and provides a period of protection. This is a normal maintenance task, not a sign of system failure.
  • Inspect and replace junction sealant. The flexible sealant at window and door junctions has a finite life — typically 10–15 years. Have it replaced before it fails rather than after water has had the opportunity to track behind the system.
  • Address any cracking promptly. Small cracks investigated and sealed early prevent water ingress that, over time, can cause damage that is expensive to remediate. Annual inspection of the render surface and junction conditions is the most effective maintenance strategy.

Signs that an EWI system needs attention

The following signs indicate that an EWI system needs inspection and potentially remediation:

  • Cracking at corners of windows or doors. Diagonal cracking at the corners of openings is the most common visual indicator of a junction or mesh reinforcement problem.
  • Internal damp near external walls. Damp appearing on internal walls near the external face — particularly below windows or at low levels — can indicate water penetration through the EWI system. Establish the cause before applying any internal treatment.
  • Hollow-sounding render. If tapping the render surface produces a hollow sound rather than a solid ring, boards or render layers in that area have lost adhesion. This warrants investigation before it worsens.
  • Visible gaps at junctions. A visible gap between the render face and a window or door frame indicates sealant failure. This should be addressed promptly — it is a water entry route.
  • Persistent algae returning quickly after treatment. A surface that develops algae unusually quickly can indicate that render hydrophobicity has degraded, or that there is moisture in the wall behind the system reducing surface drying time.

Can EWI be repaired, or does it need full replacement?

Most EWI issues are repairable without full system replacement:

  • Junction sealant failure. The flexible sealant at windows and doors can be removed and replaced without disturbing the rest of the system. This is routine maintenance, not system failure.
  • Localised render cracking. Cracks in the render face can be repaired with compatible filler and overcoated. Colour matching on aged render is the main cosmetic challenge.
  • Topcoat re-application. When the render topcoat has aged significantly — colour fade, loss of hydrophobicity — a new silicone topcoat can often be applied over the existing basecoat without stripping, provided the basecoat and boards are still sound. This resets the render finish life without the cost of a full EWI replacement.

Full system replacement — stripping render and boards back to the original wall — is generally only required when serious water ingress has caused boards to detach or the original wall to be damaged. Catching problems early through regular inspection significantly reduces the likelihood of reaching this point.
